The residence
The closest of the four homes to final completion.
The Ocean Residence occupies the sea-facing portion of the upper level. Its proposed one-bedroom layout is formed from an existing two-bedroom, two-bathroom residence at a natural dividing wall.
The upper level already has tiled floors, finished ceilings, windows, bathroom finishes and most principal interior work in place. Completion is therefore focused on creating the private layout, building the kitchenette, completing services and refreshing the existing finishes—not constructing the residence from an empty shell.

The Ocean Residence has the clearest ocean view of the four proposed homes. Its private balcony creates an outdoor extension of the living space while an aesthetic separation will distinguish it from the nearby shared Sunset Terrace.
This photograph was taken from the roof above the residence and shows the wider roof-level view. The Ocean Residence balcony also has a good ocean view, although its lower position and trees at the sides create a more framed sightline.

The proposed specification includes one mini-split indoor unit in the living area and another in the bedroom, allowing the bedroom door to remain closed without sacrificing comfort. Ceiling fans add circulation and can reduce the need to run the air conditioning at its highest setting. Final system capacities will be determined through appropriate HVAC sizing.

Create the residence
Complete the division of the existing upper-level home at its natural interior separation and provide each residence with private living spaces.
Refresh the interior
Repair the ceiling opening and other minor areas, clean and refresh existing tiled finishes, prepare surfaces and repaint throughout.
Complete the kitchenette
Remove the temporary kitchen installation and build the planned kitchenette with cabinetry, countertop, sink and included appliances.
Finish services
Complete the remaining plumbing, hot-water, electrical and air-conditioning work and connect the residence to the upgraded property systems.
Inspect and close
Complete agreed final details, arrange the applicable occupancy approval and provide an opportunity for purchaser inspection before closing and title transfer.

Review everything before making a commitment.
The purchaser is intended to receive individual free title at closing, subject to the final condominium and legal documentation. Purchasers should use an independent Honduran lawyer and are responsible for their own legal, registration, transfer and other customary purchaser closing expenses.
Sales are not yet open. Pricing, payment terms and completion arrangements will be provided when confirmed. No reservations or deposits are being accepted.
Prospective purchasers may visit the property by appointment and purchasers may arrange reasonable progress visits with the property manager.
